What is the AC replacement cost in Florida for a typical home?
Most Pinellas Park homes we see need between 2.5 and 4 tons, depending on size, insulation, windows and ductwork. At $1,700–$3,550 per ton, that's a broad market range; the specific number depends on what's being replaced and the efficiency you choose.
What does a 3 ton AC unit cost in Florida?
A 3-ton system, common in 1,500–1,800 sq ft homes, typically runs $6,500–$10,500 installed in Tampa Bay (itstampasbest.com, 2026), including a 14.3–16 SEER2 system and permit. Subtract any Duke rebate. Our estimates for new systems are free.
See AC replacement and new AC installation.
A worked example: budgeting for a 3-ton replacement
Here's how the numbers fit together for a typical Pinellas Park block home with a 15-year-old 3-ton AC and strip heat. These are illustrations using the market ranges above, not a quote.
- Start with the market range: $6,500–$10,500 for a 3-ton system installed.
- Choose the system type. Replacing the AC and strips with a qualifying 16 SEER2 / 7.5 HSPF2 heat pump could earn Duke's $1,000 rebate. Staying with an AC at 15.2 SEER2 or higher qualifies for $300.
- Add any extras the home needs. Duct repair, a new disconnect or a relocated air handler all add to the price, and we'd show each line separately.
- Include the permit. The city's fee follows its job-value formula.
- Decide how to pay. Cash, or GoodLeap financing over a fixed term of 5 to 15 years.
Working through it in that order makes quotes easier to compare, because you're looking at the same items on each one.
Why do Pinellas Park prices differ from national averages?
National cost sites often quote lower figures than Tampa Bay guides. A few local factors explain the gap. Systems here are sized for long, humid cooling seasons rather than brief summers. Many older homes need duct or electrical work alongside the new equipment. Every replacement needs a city permit and inspection. That's why we use Tampa Bay and Pinellas County sources on this page rather than national averages.
What costs should I ask about up front?
Before you sign, ask whether the price includes: haul-away of the old equipment, a new condensate drain and float switch, a new pad or wall bracket, line set replacement or flushing, thermostat replacement, the permit fee, and any refrigerant needed for longer line runs. Ask too how the manufacturer warranty is registered and what our workmanship guarantee covers. We explain every line item before work starts, so there are no surprises on the final invoice.
What raises or lowers the price?
Raises the price:
- Higher SEER2 or a variable-speed system.
- A heat pump with strips instead of an AC alone.
- Ductwork replacement or major duct repair.
- Electrical upgrades: new circuit, disconnect or panel work.
- Hard access: tight closets, attic air handlers, long line runs.
- Moving equipment to a new location.
- Emergency or after-hours scheduling.
Lowers the price:
- Duke Energy rebates ($300–$1,000).
- A like-for-like replacement in the same location.
- Ducts in good condition.
- Planning ahead instead of an emergency replacement.

How much is an AC permit in Pinellas Park?
The City of Pinellas Park requires a permit to replace a condenser, air handler or heat strips, for new systems, and for duct alteration or replacement over $500. The fee is based on job value: a base fee for the first $1,000 of job value, plus a set amount per additional $1,000, plus state surcharges. Because the total depends on your job's price, we don't publish a single number. Ask the city's Building Development division for the current schedule at 727-369-5647, or ask us to include it in your price; we file the permit for you.

Is it worth repairing a 12-year-old AC?
Use the 5,000 rule: age × repair cost. At 12 years, any repair over about $415 crosses 5,000, which suggests getting a replacement quote. Examples:
- $300 capacitor on a 12-year-old system: 3,600. Repair is reasonable.
- $1,200 leak repair on the same system: 14,400. Replacement is likely better value.
Age alone isn't the whole story. A 12-year-old system that has been tuned up twice a year, has clean coils and has never had a refrigerant leak may have years left, while a neglected 9-year-old system can be on its last legs. That's why we look at condition, not just the date on the label.
Also weigh refrigerant (R-22 makes leaks expensive), repeat repairs, comfort and the Duke rebate you'd get by replacing. Our replacement quotes are free, so it costs nothing to compare.
How do I compare AC quotes?
Check that each quote lists:
- Tonnage and the load calculation behind it.
- The AHRI reference number for the matched condenser and air handler. This confirms the rated SEER2.
- SEER2 and HSPF2 ratings, and whether they meet Duke's rebate minimums.
- Refrigerant type (R-454B, R-32 or pre-2025 R-410A stock).
- Permit included and who handles the inspection.
- Ductwork: inspected, repaired or replaced, or not addressed.
- Electrical work included.
- Warranty: the manufacturer warranty on equipment, and any workmanship guarantee in writing.
- Removal and disposal of the old system.
A low quote that leaves out the permit, uses a mismatched coil or skips the load calculation isn't really cheaper.
